Business Bay, Dubai Marina, Arjan and Downtown Dubai followed JVC in Bayut’s latest search data. The ranking puts a relatively accessible community ahead of some of Dubai’s better-known business and waterfront neighbourhoods, with rental prices appearing to be an important part of the comparison for tenants.
JVC had a median asking annual rent of approximately Dhs 70,000, compared with Dhs 99,900 in Business Bay and Dhs 120,000 in Dubai Marina.
The wider data also shows that rental searches on Bayut increased 44% year-on-year, suggesting residents remained actively engaged with the market through the summer rather than pausing their housing searches.

For apartment seekers, the difference in asking rents helps explain JVC’s position at the top of the search rankings.
A median asking annual rent of Dhs 70,000 puts JVC below the corresponding figures reported for Business Bay and Dubai Marina. That makes the community an important option for renters comparing what they can get for their housing budget across different parts of Dubai.

Here too, rental prices vary significantly between communities.
DAMAC Hills 2 recorded a median asking annual rent of approximately Dhs 110,000, compared with Dhs 150,000 in Mirdif and Dhs 170,000 in DAMAC Lagoons.
At the higher end, Dubai Hills Estate recorded a median asking annual rent of approximately Dhs 385,000.
For families searching for larger homes, the figures show a broad choice of communities across different budgets. The data does not identify one single factor behind each search, but the range of asking rents illustrates the different price points being considered by prospective tenants.
JVC also leads Dubai apartment buyer searches
JVC’s popularity was not limited to rental searches.
The community also ranked first for apartment buyer interest, ahead of Business Bay, Dubai Marina, Downtown Dubai and Arjan.
JVC’s median asking price for apartments was approximately Dhs 1.13 million, according to the Bayut data.
Business Bay recorded a median asking price of approximately Dhs 1.9 million, while the median DLD transaction price cited for Business Bay was Dhs 1.71 million.
This gives prospective buyers another useful point of comparison: asking prices on property portals and completed transaction prices are not necessarily the same measure.
Where are buyers searching for Dubai villas?
For villas and townhouses, DAMAC Lagoons attracted the highest level of buyer interest, followed by DAMAC Hills 2, The Valley by Emaar, Dubai South and Dubai Hills Estate.
The range of asking prices across these communities is particularly wide.
Median asking prices range from approximately Dhs 2 million in DAMAC Hills 2 to Dhs 14.6 million in Dubai Hills Estate.
