A growing number of tenants in Dubai are choosing professionally managed properties, citing quicker maintenance and better communication, according to a new report by real estate agency Betterhomes.
Tenant preferences shift
The white paper, titled “The Value of Professional Property Management: Tenant Insights & Market Trends,” is based on a tenant survey and reveals that 75% of respondents currently live in a professionally managed home. Many cited smoother living experiences and timely support as key reasons for their preference.
Niral Jhaveri, Director of Property Management at Betterhomes, said:
“The results confirm what we’ve seen in the market, tenants today demand professional property management. It’s no longer just about collecting rent; it’s about delivering an exceptional living experience.”
Maintenance expectations rising
The report shows 83% of tenants expect maintenance issues to be resolved within 24 hours, while 54% said they had rejected properties that lacked professional management.
Notably, 72% of tenants with experience in both managed and non-managed homes said their rental experience improved with professional oversight.
Value in paying more
A significant number of tenants are also willing to pay for improved service:
42% are willing to pay higher rent for 24/7 support.
32% said they are somewhat open to paying more.
69% have considered moving out due to poor maintenance.
Betterhomes noted a 96% occupancy rate across its managed portfolio, reflecting increasing demand.
The findings suggest that landlords who invest in professional property management are more likely to reduce tenant turnover, attract higher-quality renters, and improve long-term returns.
