Nakheel launches 222 new homes at Palm Jebel Ali amid strong buyer demand

Nakheel has launched a new phase of Palm Central Private Residences at Palm Jebel Ali, adding 222 beachfront homes as demand continues for waterfront properties in Dubai.

The latest release includes one- to four-bedroom apartments and four- to five-bedroom townhouses across three low- to mid-rise residential buildings. The launch follows the initial phase introduced in October 2025.

The new homes offer direct beach access and views of the Arabian Gulf. The residences feature large terraces, open-plan layouts and, in selected duplex units, double-height living spaces.

Nakheel said the latest phase follows strong interest from buyers in the project’s first release.

Community facilities

Residents will have access to a range of amenities, including a fitness centre, games room, children’s club, infinity pools, landscaped outdoor areas and sports courts.

The wider Palm Jebel Ali masterplan also includes a 9,000-square-metre retail centre and the Palm Jebel Ali Friday Mosque, designed by Skidmore, Owings & Merrill (SOM). The mosque will accommodate up to 1,000 worshippers.

Project scale

Palm Jebel Ali spans 13.4 kilometres and consists of seven interconnected islands with more than 90 kilometres of beachfront.

The development forms part of Dubai’s long-term urban expansion plans and aligns with the Dubai 2040 Urban Master Plan and Dubai Economic Agenda D33, focusing on sustainable design, infrastructure and walkable communities.
