Meraas and BGRE, formerly known as Brookfield Properties, have started construction on Solaya, a beachfront residential development in Jumeirah 1.
Construction begins
The project has now moved from planning and design into construction, with groundworks underway across the site. Swissboring Overseas Piling Corp. Ltd has been appointed to carry out shoring, excavation, piling and dewatering works.
The groundworks are scheduled for completion between September and November 2026.
234 beachfront homes
Solaya will comprise 234 residences across nine buildings on a 40-acre site in Jumeirah 1. The development will include two-, three-, four- and five-bedroom residences, as well as penthouses, signature garden houses and duplexes.

Design and location
Foster + Partners is designing the development, with interiors by 1508 London. Solaya will include residential spaces, wellness amenities and direct access to the Dubai coastline.
The development is located in Jumeirah 1, offering access to the city’s cultural, lifestyle and commercial districts while maintaining a beachfront setting.
