Italian design house Pininfarina is entering the Ras Al Khaimah real estate market for the first time with the launch of Palazzo Tissoli, a new residential development on Al Marjan Island.
The project is being developed by Tissoli, a real estate collective, and is valued at Dhs 1.2 billion. The launch marks a significant move in the evolution of branded residences in the UAE.
First project in Ras Al Khaimah
Palazzo Tissoli is Pininfarina’s first architectural venture in Ras Al Khaimah, adding to the brand’s portfolio of over 1,950 projects worldwide. The design takes cues from the emirate’s natural landscape — including dunes, mangroves and the surrounding sea — while incorporating modern architectural features.
The development will feature a mix of studios, one- and two-bedroom apartments, as well as duplex units. Prices for studio apartments will start from Dhs 1.1 million.
Location and amenities
Located on a prime stretch of Al Marjan Island, the residential project offers sea-facing views and a range of lifestyle amenities. These include a 24-hour café, rooftop infinity pool, spa, yoga and fitness studios, co-working areas, and dedicated spaces for children.
Other features include micro-gardens, a running track, a cinema room, and curated spaces such as Casa del Sigaro and the Skyline Lounge.
The project is positioned near Al Marjan Island’s growing entertainment and leisure corridor, including future hospitality and gaming developments.
Marjan’s CEO Arch. Abdulla Al Abdouli said: “Palazzo Tissoli marks a significant milestone in the evolution of Al Marjan Island. It reflects our commitment to curating destinations where visionary design and strategic master planning converge to create lasting value.”
Pooja Rathore, COO of Tissoli, added: “Palazzo Tissoli is our answer to the question: what happens when you give Italian design masters a canvas on the Arabian Gulf? The result is a development where every amenity, every blueprint design, every material tells a story.”
Fabio Calorio, Senior Vice President of Pininfarina, said: “We are delighted to partner with Tissoli on this landmark project. For more than 95 years, Pininfarina has pursued the perfect balance between beauty and performance — a philosophy that has shaped icons across architecture, mobility, and works of art.”
Giovanni De Niederhäusern, Pininfarina’s Senior Vice President of Architecture & Product Design, added: “This project exemplifies our dedication to serving a refined community that identifies with Pininfarina’s values and vision, and chooses to live in spaces that embody our design philosophy.”
The launch comes as Ras Al Khaimah continues to attract investment and development interest. Palazzo Tissoli adds to a growing list of high-end residential and tourism projects shaping the emirate’s future as a lifestyle and investment destination.
