Dubai property hotspots: The areas attracting the most buyers in Q3

Dubai South led residential property activity in Q3 2026, followed by Jumeirah Village Circle and Downtown Jebel Ali, as buyers continued to spread across the city.

Dubai South leads property activity

Dubai South was the busiest residential property area in Dubai during Q3 2026, recording 5,165 transactions at an average price of Dhs 1,690 per square foot.

Jumeirah Village Circle (JVC) ranked second with 2,312 transactions, up from 1,992 in Q2. Downtown Jebel Ali followed with 1,890 transactions.

Business Bay, Dubai Creek Harbour and Dubai Marina were also among the most active residential locations during the quarter.

Most transactions below Dhs 3 million

Properties below Dhs 3 million accounted for 84.28% of transactions captured in the Q3 price-band data.

Homes priced between Dhs 1 million and Dhs 3 million made up the largest share at 44.04%, while properties below Dhs 1 million accounted for 40.24%.

The figures highlight the scale of residential activity across Dubai’s lower and mid-market price bands.

Secondary market activity rises

Dubai recorded Dhs 72.58 billion in residential sales across 33,949 transactions during Q3.

Off-plan properties accounted for Dhs 41.58 billion across 23,457 transactions, while the secondary market recorded Dhs 30.83 billion across 10,442 transactions.

Secondary-market transaction value increased 24.22% from Q2, while transaction volumes rose 22.52%.

Villas command highest average price

Average residential prices varied by property type during the quarter.

Villas recorded the highest average price at Dhs 2,216 per square foot, followed by apartments at Dhs 1,794 per square foot and townhouses at Dhs 1,341 per square foot.

Commercial property remains active

Dubai’s commercial market recorded Dhs 18.04 billion across 2,789 transactions in Q3.

Land accounted for the largest share of commercial sales value at Dhs 6.91 billion, representing 38.30% of the total.

Offices were the most actively traded commercial asset, with 1,123 transactions worth Dhs 4.35 billion. Whole-building transactions reached Dhs 3.64 billion across 87 deals.

Together, land, offices and whole buildings accounted for 82.60% of commercial transaction value.

Buyers spread across Dubai

The activity recorded across Dubai South, JVC, Downtown Jebel Ali, Business Bay, Dubai Creek Harbour and Dubai Marina shows that residential transactions continued across a wide range of communities during the quarter.

Farooq Syed, CEO of Springfield Properties, said: “Dubai’s continued expansion is creating a new generation of residential communities, and off-plan remains central to that growth. The breadth of development across the city is giving buyers access to more locations, property types and price points, while supporting the housing needs of a growing resident population.”

Dubai recorded Dhs 90.62 billion across 36,738 residential and commercial transactions during Q3 2026.
