Sobha Realty has announced the launch of its latest high-rise project, Sobha SkyParks, a 109-storey residential tower on Sheikh Zayed Road.
The development will become the tallest in the company’s portfolio and one of the tallest residential buildings in Dubai, reaching approximately 450 metres in height.
Residential units and design
The project will feature 684 residential units designed with minimalist architecture and glass façades. According to the developer, the tower’s design includes five slender sub-towers that appear to merge as they rise. Each unit will include large private balconies offering views of Sheikh Zayed Road, Palm Jumeirah and the Arabian Gulf.
Sobha SkyParks is positioned as part of a broader urbanisation concept that integrates living, leisure and community within a single vertical structure.

The tower will include four multi-storey leisure zones called SkyParks. These themed areas are designed for different lifestyles and span six storeys each.
The Adventure Zone will feature padel courts and play areas, while the Active Life level will include fitness and wellness facilities. The Lush Life area will focus on nature-based experiences such as zen gardens and reflexology paths.
The topmost section, Luxe Life SkyParks, located at nearly 350 metres, will house an infinity pool and a resort-inspired deck.
Located along Sheikh Zayed Road, the development offers direct access to key districts including DIFC, Downtown Dubai, Business Bay, Dubai Marina and Jumeirah. Sobha Realty says the location adds long-term investment value due to its central positioning and transport connectivity.
