Arthouse Hills Arjan has moved into its official market phase after completing a soft launch that generated strong interest from buyers and investors. The developer has now released pricing, unit mix and payment plan details for the project.
Pricing and units
The project offers studios, one-bedroom and two-bedroom apartments. Studio units start from Dhs 869,888 with an average size of 482 square feet. One-bedroom apartments are priced from Dhs 1,307,888, averaging 850 square feet, while two-bedroom homes start from Dhs 1,855,888 with an average size of 1,250 square feet.

Project details
The Dhs 550 million development brings the Arthouse Hotel New York design concept to Arjan, one of Dubai’s fast-growing residential areas. The project is the third Arthouse-branded residential development in Dubai and is being developed by ADAAN DEVELOPMENTS in partnership with Cledor, the UAE’s official Arthouse brand partner, and Tuscany Real Estate Development LLC.
The development team includes Bhaskara Santosh Punuru as partner and development manager, alongside New System Engineering, covering design, development and engineering.
Location and design
Arthouse Hills Arjan is positioned among the taller towers in the Arjan district and focuses on wellness-led living supported by lifestyle amenities. The project targets both end-users and investors seeking properties in emerging residential areas.
Handover is scheduled for the fourth quarter of 2028.
Amenities
The development includes a rooftop infinity pool, indoor and outdoor pools, spa and sauna facilities, gyms, a yoga deck, Japanese garden, landscaped social areas and shared community spaces designed around wellness and everyday living.
Arjan market outlook
Arjan has gained attention as a residential micro-market due to improved infrastructure, accessibility and proximity to attractions such as Dubai Miracle Garden. Property prices in the area remain below Dubai’s citywide average of around Dhs 1,750 per square foot. Average price growth of 9 to 11 per cent has been reported across key residential segments.
