Dubai is getting a new take on the smart-home concept: instead of stopping at automated lights, curtains and air conditioning, Tréppan Vision Dubai is being designed around robots and artificial intelligence that operate across the wider building.
The Dhs700 million mixed-use development, unveiled at IPS 2026 by Fakhruddin Properties, will feature 463 units in Dubai Land Residence Complex, alongside eight specialised robotic services covering tasks ranging from reception and cleaning to deliveries, coffee preparation, security and healthcare support.
The project is scheduled for completion in Q4 2029 and is being positioned as a connected residential community where technology, flexible homes, wellness and sustainability are built into the infrastructure rather than offered as separate add-ons.
Tréppan Vision Dubai: what residents can expect
The development will comprise 408 residential apartments, 48 office suites and seven retail units.
Its residential offering will be split into:
- 252 Smart Studios
- 108 one-bedroom residences
- 48 two-bedroom residences
One of the more practical features is the project’s Flexi Smart Family Residences. One-bedroom homes can be reconfigured into two-bedroom layouts, while two-bedroom residences can be converted into three-bedroom configurations.
That approach is designed to address a common challenge for growing households: instead of moving to a larger property when family requirements change, the home itself can be adapted.
Eight robotic services will operate across the building
Robotics is central to the Tréppan Vision concept, with eight specialised services intended to take on different tasks throughout the development.
Robots will be deployed on every floor and are expected to support functions including household assistance, reception, security, cleaning, coffee preparation and deliveries.
The development is also introducing Smart Care, a robotics-enabled healthcare and wellness service being developed with a healthcare provider. The proposed system could assist with basic vital checks, facilitate teleconsultations, deliver medication and conduct wellness rounds.
It is also designed to support remote family interaction, potentially allowing relatives to maintain a closer connection with residents when they cannot be physically present.
The broader idea is that residents interact with the technology when it is useful, rather than having to manage a collection of separate smart devices and services.
AI-enabled homes go beyond smart lighting
Inside the residences, lighting, climate control, motorised curtains and smart access will be connected through a central digital system.
The main interface will be HomeSoul, Fakhruddin Properties’ AI-native platform. Residents are expected to use it to manage their homes, access services, interact with amenities and connect with the wider community.
This creates a distinction between a conventional smart home and the model proposed for Tréppan Vision: the technology is intended to connect the apartment, building services and community rather than operate as isolated home automation.
Wellness is being built into the building itself
Tréppan Vision is also putting health and wellness into parts of the building that residents use every day.
The residences are planned to include Airocide air-purification technology and centralised UV filtration. The development will also provide a drinking-water system producing hydrogenated, organically mineralised and alkaline-ionised water directly through the tap.
Beyond those infrastructure features, planned amenities include:
- Infinity pool
- Gym
- Zen meditation area
- Jacuzzi
- Botanical garden seating
- Calisthenics park
- Jogging track
- Reflexology garden
- Children’s areas
- Outdoor amphitheatre
- Rooftop barbecue kitchen
- Greenhouse Café
The development is therefore combining conventional lifestyle amenities with environmental systems intended to influence residents’ everyday surroundings.
Homes, offices and family services in one community
Tréppan Vision is being designed around the increasingly blurred line between working and living from home.
The development will include co-working areas, bookable workspaces and dedicated podcast rooms aimed at digital content creation and communication. A daycare facility is also planned, giving families access to childcare within the same community.
The combination means the project is targeting more than traditional residential use: residents could potentially live, work, exercise, access services and manage family responsibilities without leaving the development.
Sustainability targets include 90% waste diversion
Sustainability is another major component of the project, with systems covering water, energy, food and waste.
One of the clearest targets is waste management. Fakhruddin Properties says its system is designed to divert up to 90% of building waste from landfill through on-site segregation and responsible collection.
If achieved, that would leave around 10% of waste going to landfill, according to the developer.
Rather than positioning sustainability solely as an amenity, the project aims to make waste, water and energy management part of the building’s day-to-day operation.

When will Tréppan Vision be completed?
Tréppan Vision is scheduled for completion in Q4 2029.
The development is located in Dubai Land Residence Complex (DLRC) and represents the latest evolution of Fakhruddin Properties’ Tréppan Living concept, which combines technology, wellness and sustainability in residential developments.
For Dubai residents, the more significant question will be whether this technology-heavy approach translates into genuinely useful services in daily life. The project’s proposition goes beyond the familiar smart-home package: its success will ultimately depend on whether the robotics, AI and wellness systems can work reliably in the background while making the experience of living in the development simpler.
At Dhs700 million, Tréppan Vision is consequently not just another residential launch. It is a test of how far Dubai’s smart-living model can move from connected appliances towards buildings that actively provide services to the people living inside them.
