Keturah Ardh sells out first phase for Dhs 1 billion

The first phase of Keturah Ardh, a luxury townhouse plot development in Dubai, has sold out within six months, with 558 plots sold for a total of Dhs1 billion.

Real estate brokerage fäm Properties, the exclusive master agency for master developer MAG Group, confirmed the sellout on Wednesday, citing strong demand for freehold townhouse plots in Dubai’s luxury property market.

Plot sales milestone

All 558 townhouse plots released in phase one were acquired within half a year. The project is located in Al Rowaiyah First District and is positioned as a heritage and wellness-focused community.

“The sellout speaks for itself,” said Firas Al Msaddi, CEO of fäm Properties. “Residential plots with approvals for luxury townhouses are among the scarcest product types in Dubai, and buyers and investors responded accordingly.”

He added: “True heritage-wellness communities are rare, and over the past four years, this segment has consistently led the market in both performance and investor interest.”

Project details

Keturah Ardh combines traditional Arabic design principles with a modern wellness concept. The 558 plots are spread across 93 clusters. The first phase was launched with payment plans aimed at buyers seeking premium residential land.

The wider master plan includes spa and sauna facilities, yoga and pilates areas, running and cycling tracks, and landscaped green spaces. Landscaping features trees sourced from Italy, Spain, Thailand and Africa.

Infrastructure works are scheduled for delivery in the first quarter of 2026. Construction is set to begin in the fourth quarter of 2026, with full project completion expected by 2030.

Keturah Ardh is the fourth major development under the Keturah brand. Previous projects include Keturah Reserve, Keturah Resort The Ritz-Carlton Residences and Keturah Bahar.
