BEYOND Developments has launched EVERMORE, a new masterplanned beachfront destination on Marjan Beach, marking the company’s first expansion outside Dubai. The project forms part of BEYOND’s 2026 growth strategy and is positioned as a large-scale residential and lifestyle district in Ras Al Khaimah.
Project scale
EVERMORE spans more than 7 million square feet of gross floor area, with a projected gross development value exceeding Dhs 25 billion. The development will include residential, hospitality and retail components, as well as 1 million square feet of hospitality and branded residential offerings.
The masterplan also features a festival and events plaza, botanical souks, an F&B village and a continuous beachfront promenade. Around 250,000 square metres of landscaped open space, including a central botanical garden, will form a key part of the project.

Strategic location
The development is located on a beachfront plot opposite Wynn Al Marjan Island, within Ras Al Khaimah’s Beach District. It is positioned between open sea views and what is planned to be Marjan’s largest botanical garden.
According to the developer, the project will include 3.5 kilometres of accessible beachfront and shaded pedestrian walkways designed to improve connectivity and walkability.

EVERMORE follows a fully pedestrian masterplan. Buildings are designed with a focus on open views, shaded pathways and green spaces. The architectural style draws inspiration from French classical design, combined with contemporary elements.
The unveiling took place at a launch event in Ras Al Khaimah featuring an immersive presentation of the project’s concept and design. The developer said the project is aligned with Ras Al Khaimah Vision 2030 and aims to contribute to the emirate’s urban and tourism growth.
