ORA Developers has started enabling works on Bayn, its 4.8-million-square-metre coastal project in Ghantoot, and opened new sales showrooms in Abu Dhabi and Dubai.
The developer awarded an Dhs 142 million enabling works contract to NMDC, marking the start of construction. Phase 1 vertical construction is scheduled to begin in the second quarter of 2026. At peak activity, the site is expected to host more than 5,000 workers and professionals.

ORA Developers opened Signature showrooms in Al Qana, Abu Dhabi, and Jumeirah, Dubai. The spaces are designed to guide visitors through Bayn’s masterplan, design approach, and lifestyle offerings, with interactive displays rather than traditional renders.
Phase 1 of Bayn will include around 805 villas and townhouses across four gated clusters, offering 10 typologies with 3-8 bedroom residences. Deliveries are planned to begin in December 2028.
Launched in May 2025, Bayn is positioned between Dubai and Abu Dhabi. The development combines low-density residential living with a marina, sports facilities, waterfront promenades, and resort-style amenities.
