Sobha Realty has launched Sobha AquaCrest, the second residential phase of its large-scale Downtown UAQ | Sobha Realty development in Umm Al Quwain. The project is part of a Dhs 73 billion (USD 20 billion) masterplan set to reshape the coastal city’s urban landscape.
Spanning 25 million square feet, the masterplan includes seven kilometres of beachfront and 11 kilometres of total coastline. Once complete, the community is expected to house over 150,000 residents, combining residential, retail, office, hospitality, and leisure spaces.
The new Sobha AquaCrest cluster will feature five towers offering one- to three-bedroom apartments and duplexes. The project is scheduled for handover by June 2029.
Sustainability-focused features
Each home is designed with a focus on sustainability, including double-glazed façades for insulation, energy-efficient HVAC systems, district cooling, EV charging stations, and the use of eco-friendly materials.
More than half of the masterplan is dedicated to open and green areas, including landscaped parks, jogging tracks, and beach promenades. Future plans also include air and water taxis to support sustainable mobility across the emirate.
Long-term vision for UAQ

The wider community will also include cultural and wellness attractions such as an Art and Design District, Museum and Marine Experience Center, Wellness Park, marinas, a public beach, and an open-air amphitheatre.
Investment outlook
Together with Sobha Siniya Island, another nearby coastal project, these developments are expected to contribute nearly 30% of Sobha Realty’s projected sales in 2025, amounting to Dhs 12 billion.
Both masterplans place a strong emphasis on eco-conscious planning. Sobha Siniya Island will dedicate 60% of its land to green zones, mangroves, and protected habitats.
