Dubai emerges as global leader in branded residences

Dubai has emerged as the world’s top market for branded residences, recording rapid growth in luxury property developments linked to globally recognised brands, according to a new report by real estate firm Betterhomes.

The study, Branded Residences: Dubai vs The World, highlights that Dubai’s branded property sector grew by 160% over the past decade.

The city is now on track to host 140 branded developments by 2031—outpacing traditional luxury hubs such as Miami, London, and Phuket.

Record sales in 2024

In 2024 alone, Dubai saw over 13,000 branded home transactions, generating Dhs 60 billion in value. This marks a 43% increase from the previous year. Buyers are paying premiums of up to 60%, reflecting strong demand for luxury homes tied to major fashion, automotive, and hospitality brands.

“High-net-worth buyers are no longer just looking for property. They’re investing in lifestyle, brand value, and long-term growth. Dubai offers all three, and that’s why it’s outperforming legacy markets like London and Miami,” said Christopher Cina, Director of Sales at Betterhomes.

Dubai vs global markets

The report notes that Dubai offers a competitive edge in pricing and value. While branded homes in Miami, such as the Aston Martin Residences, can exceed Dhs 25,000 per square foot, Dubai developments by Bvlgari and Bugatti offer relatively lower entry points while still attracting strong investor interest.

In addition, Dubai’s tax-friendly environment is seen as an advantage over cities like London, while long-term growth projections outshine those of Phuket.

Shifting brand landscape

Originally led by hotel groups such as Four Seasons and Ritz-Carlton, the branded residence market has evolved to include names from fashion, automotive, and entertainment sectors. Dubai has embraced this shift, becoming a key destination for lifestyle-driven real estate.

The emirate has completed over 50 branded residential projects to date, with more than 130 currently in development.
