Sharjah’s commercial real estate sector is seeing a shift towards larger, more integrated business developments, as new projects respond to changing workplace needs and regional competition.
One of the latest additions is District 11, a commercial project by Al Marwan Developments, aimed at supporting long-term business activity in the emirate.
New commercial hub
District 11 is planned as a mixed-use commercial destination designed to bring offices, hospitality, and supporting infrastructure into a single development. The project reflects a move away from standalone office buildings towards consolidated business environments that focus on connectivity and operational efficiency.
The development spans 3.5 million square feet and consists of 11 buildings. It includes office spaces, an international hotel with 368 rooms, and more than 3,000 parking spaces. According to the developer, the layout is intended to support day-to-day business operations while accommodating future growth.
Location and access
The project is located on Sheikh Mohammed bin Zayed Road, also known as E311, providing direct access to key areas in Sharjah and the wider UAE. It is connected to major residential districts, Sharjah International Airport, University City, and key economic zones, positioning it as a central business location within the emirate.
Smart building systems
District 11 has been designed using artificial intelligence-based planning tools, with smart systems integrated into building operations. These systems are intended to support energy management, operational efficiency, and building maintenance through data-driven processes. The developer said the approach aligns with wider trends in smart commercial real estate across the UAE.
