Deyaar Development PJSC has introduced Downtown Residences, a new residential project featuring twin towers in a prime Dubai location.
The development aims to offer a fresh approach to urban living through a mix of apartments, duplexes, penthouses, and an exclusive Royal Palace.

Situated within Dubai’s “golden triangle” near Sheikh Zayed Road, Downtown Dubai, and Business Bay, the project benefits from panoramic views of the Burj Khalifa, Arabian Gulf, and Sheikh Zayed Road. It is located adjacent to the Business Bay metro station, combining accessibility with city-center convenience.
The project includes 522 units ranging from one- to three-bedroom apartments, alongside larger duplex and penthouse options. The Royal Palace sits at the top of the towers, marking a unique feature in the development.

Patrick Bernard Rouse, Chief Development Officer at Deyaar, explained that Downtown Residences is designed around “a structured journey of luxury, community, wellbeing, and self-actualization.” The building includes five vertical zones with amenities such as playrooms, lounges, floating gardens, meditation pods, fitness centers, and exclusive social spaces.
Among these are the Dynamic Avenue, offering social and wellness hubs, and the Summit Society located 100 floors up, which features dining and screening facilities. Residents will also have access to an AI-powered club with workspaces and networking areas.
