Real estate developer OMNIYAT has acquired Marasi Bay Island in the Burj Khalifa District, marking a major step in its expansion of Dubai’s high-end waterfront offerings.
The company plans to develop the reclaimed island into a luxury lifestyle destination, including what is set to be the first beach club in the area.
New vision for Marasi Bay
The project will connect urban living to the waterfront and feature resort-style amenities along the south side of Marasi Bay. These include a marina for superyachts, a private yacht club, jetty lounges, and a retail/events pavilion.
A 30,000 sq ft floating park, Sunset Park, will serve OMNIYAT residents with wellness spaces, private dining areas, yoga zones, and leisure facilities.
Luxury homes and amenities
The residential component includes VELA Viento, Dorchester Collection, Dubai, a 180-metre tower designed by Foster + Partners. The building will house 95 residences with panoramic views, private lift access, and interior options by Gilles & Boissier or Banda Studio.
Sky-level amenities include an infinity pool, gym, and lounges, while ground-level facilities offer spa services and promenade access.
Commercial and hospitality expansion
OMNIYAT continues to build on its presence in the area, following the opening of The Lana Hotel and Residences, Dorchester Collection, in early 2024. The hotel includes the region’s first Dior Spa and has already broken sales records in the Burj Khalifa District.
The upcoming ENARA by OMNIYAT, an ultra-premium commercial tower, is expected to complete in 2027. It will offer luxury office spaces and be linked by promenade and jetty to OMNIYAT’s residential towers and hotel.
