Arada has announced the launch of Masaar 3, the largest phase to date of its forested residential development in Sharjah, offering 4,000 villas and townhouses across eight gated neighborhoods.
The launch, scheduled for September, follows the rapid sell-out of Masaar 2 earlier this year, which was fully booked within three hours, highlighting strong demand for nature-focused communities in the UAE.
Masaar 3: Details and timeline
Masaar 3 will be developed in eight phases on a 21 million square foot area within Sharjah’s Rowdat district. The homes will range from two- to five-bedroom units, with construction beginning in early 2026. The first units are expected to be completed in 2027.
The project carries a total sales value of Dhs12.5 billion and is designed to reflect Arada’s wellness-driven approach, integrating extensive green spaces with modern amenities.
Focus on wellness and nature
Masaar 3 will feature a central lagoon pool with waterfalls, a gym, café, and more than 100,000 trees along shaded walking, jogging, and cycling trails. Additional amenities include community pools, padel and basketball courts, children’s play areas, a community centre with retail and dining options, a Zad food truck park, an adventure playground, and a duck pond.
All homes will come with smart systems and premium appliances as standard.

Strategic location
Masaar 3 is located between Masaar 2 and a growing school district that already houses two operational schools. It is also close to Tilal City, Sharjah Mosque, and the original Masaar community. The development offers direct access to Khorfakkan Road and is near Emirates Road (E611), with Sharjah International Airport just 15 minutes away and Dubai International Airport 30 minutes by car.
Masaar’s earlier phases — comprising 5,000 sold-out homes with a combined development value of Dhs16 billion — have seen over 1,500 units already delivered in the first community. Remaining homes in Masaar 1 are due by the end of 2026, with Masaar 2 scheduled for completion by 2028.
