Shurooq, the Sharjah Investment and Development Authority, has launched Phase 3 of Ajwan Khorfakkan residences, introducing two new residential towers, Layan and Juman, on the Emirate’s East Coast. The development is gaining attention as a growing destination for residents and investors.

New residential towers

Phase 3 offers a mix of two, three, and four-bedroom apartments, alongside premium three- and four-bedroom duplexes. Layan provides direct access to the seafront boardwalk and nearby commercial spaces, while Juman features marina views and waterfront promenades.

Darwish Engineering Emirates has been appointed as the main contractor for the project. Baha Nahawi, General Manager of Darwish Engineering Emirates, said: “We are proud to be appointed as the main contractor for Ajwan Khorfakkan residences, a project that reflects the ambitious vision for Sharjah’s East Coast. Project features

The development spans 89,100 sqm across six residential buildings with 185 apartments. Amenities include a private marina, beach access, swimming pools, gyms, landscaped areas, and retail and F&B outlets. The project is designed to combine resort-style living with community-focused spaces.

Market context

Earlier phases of Ajwan Khorfakkan have seen strong sales, reflecting growing demand for beachfront properties in Sharjah. The emirate’s real estate market recorded property transactions worth Dhs 44.3 billion during the first nine months of 2025, a 58.3 percent increase compared to the same period in 2024.

Ajwan Khorfakkan residences form part of Shurooq’s broader real estate portfolio, which includes Maryam Island and Sharjah Sustainable City, emphasizing sustainable and lifestyle-oriented living.
