Emaar Properties is preparing to launch a major new master development in Dubai, valued at Dhs 200 billion, in what is set to become one of the city’s largest mixed-use urban projects to date.
The upcoming development will cover a gross floor area of more than 4.5 million square metres and is designed to accommodate around 150,000 residents.
It will include residential towers, villas and mansions, commercial offices, retail spaces, hospitality projects, as well as civic and cultural facilities.
According to the company, the project is designed as a fully integrated “city within a city”, with a focus on long-term liveability and self-sustained urban planning.
Skyline and residences
The masterplan will feature landmark residential towers positioned to offer views of key Dubai landmarks, including Burj Khalifa, Burj Al Arab and Palm Jumeirah.
At the top end of the development, a gated villa enclave will offer five and six-bedroom homes and mansions with private gardens, water features and resort-style amenities.
A central high street and grand boulevard will form the core of the district, lined with retail outlets, dining spaces, cafés and cultural venues designed to encourage pedestrian activity.
Smart city design
The development will be structured around the “20-minute city” concept, where essential services such as schools, healthcare, mosques, retail and leisure facilities are accessible within a short walk or commute.
It will also include planned metro connectivity and a range of smart infrastructure features, including digital community systems, electric vehicle-ready routes and soft mobility networks.
The project aims to integrate technology-driven urban services to support daily life and improve connectivity across the community.
Parks and lifestyle
Large green spaces will form a central part of the development, including parks, lagoons, lakes, gardens and cycling and walking tracks.
A major district park will include sports facilities, event spaces, splash areas, beach-style zones and wellness areas.
Public art, cultural installations and programmed events are also planned to enhance community engagement and outdoor living.
Five zones planned
The masterplan will be divided into five distinct zones: a business hub, an urban district, a young families cluster, a family living zone, and an exclusive villa enclave.
Each zone will have its own character and purpose, while remaining connected through a unified design approach focused on accessibility and community living.
