Dubai Islands will soon be home to a new architectural first, as REEF Luxury Developments unveiled REEF 997, the world’s first residential building with outdoor amenities cooled by patented climate technology.

Revealed during a high-profile launch at Atlantis The Royal, the project also becomes the fourth in the world to feature climate-controlled sunken balconies and winter gardens — another patented design by the developer.

Cooling technology 

REEF 997 brings a new level of temperature-controlled outdoor living to the UAE, using proprietary cooling systems designed to allow year-round use of terraces and shared spaces — even during peak summer heat.

“By introducing the world’s first outdoor cooled amenities in Dubai Islands, we are elevating the concept of beachfront living,” said Samer Ambar, CEO of REEF Luxury Developments.

The project is located on Dubai Islands, a rapidly developing waterfront destination aimed at redefining luxury coastal living in the city.

Limited beachfront homes

The development comprises 63 high-end residences, including apartments, duplexes, and what is being described as the world’s first penthouse with outdoor cooled spaces. Each unit is equipped with the company’s patented sunken balconies and winter gardens, which are engineered to maintain a comfortable outdoor climate throughout the year.

The project was introduced at a private event attended by real estate executives, media professionals, and lifestyle industry figures. Attendees were given a first look at the development’s design and technical innovations.

REEF Luxury Developments, known for pushing the boundaries of residential design, says REEF 997 reflects its continued focus on innovation and comfort.
