Property transactions in five UAE emirates hit Dhs239 billion

Real estate transactions across five key emirates in the UAE reached over Dhs239 billion in the first quarter of 2025, reflecting steady investor confidence and strong market activity, according to official figures.

High transaction volume

A total of 94,719 real estate deals — including sales, purchases, and mortgages — were recorded from January to March in Dubai, Abu Dhabi, Sharjah, Ajman, and Ras Al Khaimah. Dubai led the market with Dhs193 billion in property transactions, while Abu Dhabi followed with Dhs25.3 billion, WAM reported.

In Dubai, 58,039 transactions were completed, up 31.5% from the same period last year. Sales alone generated Dhs142 billion from 45,077 deals, while mortgages reached Dhs41 billion from nearly 11,000 transactions, according to the Dubai Land Department.

Abu Dhabi growth

The capital posted a 34.5% year-on-year rise in total property transactions. Abu Dhabi Real Estate Centre reported 3,819 sales deals worth Dhs15.51 billion and 3,077 mortgage transactions valued at Dhs9.8 billion — a 49% jump from Q1 2024.

Strong demand in northern emirates

Sharjah saw Dhs13.2 billion in property transactions from 24,597 deals, marking a 31.9% annual increase. Ajman recorded Dhs5.55 billion in deals, up 29% year-on-year, driven by 3,132 sales and purchase deals and 498 mortgage transactions.

In Ras Al Khaimah, over 1,300 off-plan residential transactions exceeded Dhs2.4 billion in value, according to CBRE, highlighting continued demand in the northern emirate.

Talal Al Dhiyebi, Group CEO of Aldar Properties, said in remarks to Emirates News Agency (WAM): “The UAE’s real estate boom is fuelled by the country’s broader economic and cultural progress, making it one of the world’s most attractive destinations for living, working, and investing.”

Aldar posted Dhs8.9 billion in Q1 sales, a 42% year-on-year increase, with occupancy rates above 95% by the end of March.
