Two ultra-luxury mansions on Dubai’s Palm Jebel Ali will be offered for sale at Dhs 250 million each only after completion, with handover expected in 2029.
Buyers to see finished homes before purchase
Nordic by fäm, the ultra-prime development arm of fäm Properties, is developing the two waterfront mansions under a strategy that allows buyers to inspect completed homes before committing to a purchase.
Each property will have 20,000 sq ft of built-up area on a 25,000 sq ft waterfront plot. The designs are in their final stage, with completion expected in 2029.
Firas Al Msaddi, CEO of fäm Properties, said some high-net-worth buyers increasingly want to assess a property’s architecture, construction quality and finishes before buying.
“By completing the homes before inviting buyers, we’re removing uncertainty often associated with pre-construction sales,” said Firas Al Msaddi, CEO of fäm Properties. “Today, more of the high-net-worth buyers we’re talking to are increasingly end-users who intend to live in their homes, and their priorities have changed.
“They want privacy, exclusivity and long-term value, and the deciding factors are the architecture, the build quality and the finish. They want to walk through the finished home before they commit.”
Dubai luxury homes market
The two Palm Jebel Ali properties form part of a Dhs 3 billion portfolio of luxury homes being developed by Nordic by fäm in areas including Al Wasl and Meydan. The portfolio’s properties are being marketed for sale only after completion.
The company has also listed a completed home in Al Wasl for Dhs 85 million. Two other completed properties from the same portfolio in the area previously sold for Dhs 61.5 million and Dhs 76 million.
Separately, a 35,000 sq ft mansion under development in Meydan is expected to be listed for Dhs 275 million on completion next year. fäm Luxe is the exclusive sales partner for Nordic by fäm.
Ultra-luxury villa sales rise
The announcement comes amid strong activity in Dubai’s high-end villa market, according to figures provided in the release.
Sales of villas priced at Dhs 40 million or more rose from 27 transactions in 2020 to 282 in 2025. Their combined transaction value increased from Dhs 1.36 billion to Dhs 22.05 billion over the same period.
In the first half of 2026, Dubai recorded 197 villa sales in this price category, with a combined value of Dhs 14.24 billion.
The Palm Jebel Ali mansions are designed around Scandinavian minimalism and will include features such as private cinemas, spas, gyms and indoor-outdoor living areas.
