Most residential properties currently being built in Dubai have already been sold, with demand particularly strong for villas and homes scheduled for completion this year, according to a new market analysis.
The analysis by fäm Properties found that 425,863, or 75.5%, of 564,072 homes under construction in Dubai have already been sold. Most of the properties are expected to be handed over by 2028.
Strong villa demand
Apartments have recorded an overall absorption rate of 74.1%, with 367,514 of 495,775 units sold. Villa sales are stronger, with 58,349 of 68,297 units sold, giving an absorption rate of 85.4%.
For homes scheduled for handover in 2026, 80,127 of 96,585 units, or 82.9%, have already been sold. The absorption rate stands at 82% for apartments and 95% for villas.
Areas reach 100%
Data from DXBinteract showed full absorption in several areas for properties due for completion this year.
These include 637 apartments in Al Wasl and villas in Wadi Al Safa 5, Nad Al Sheba First and Al Hebiah Sixth, with 854, 235 and 476 units respectively.
Palm Jumeirah recorded a 93.5% sales rate for the 2,397 apartments due for delivery this year, while 92.8% of 2,324 apartments in Jumeirah Lakes Towers have been sold.
Dubai areas remain strong
Downtown Dubai recorded a 92.2% absorption rate across 6,248 apartments under construction, including 96.6% of the 3,981 units due for handover in 2026.
In Business Bay, 82.8% of 30,317 apartments under construction have been sold, including 88.7% of the 16,938 units scheduled for delivery this year.
Other areas with high apartment absorption rates include Ras Al Khor, at 93.5% of 6,950 units, and Al Barsha South 2, at 85% of 12,655 units.
Among villa communities, Al Hebiah Fifth recorded a 98.7% absorption rate, followed by Nad Al Sheba First at 98.2%, Wadi Al Safa 5 at 96.4%, Al Yufrah at 94.7% and Dubai South at 94.5%.
Firas Al Msaddi, CEO of fäm Properties, said: “The fact that around three quarters of apartments and more than eight in ten villas currently under construction have already been sold reflects a market where demand keeps pace with development,”
