Majid Al Futtaim has announced the launch of Capria, the third phase of its Ghaf Woods community in Dubai, and revealed that its newly opened Sales and Experience Centre has earned LEED Platinum certification.

Located near Global Village and off Sheikh Mohamed bin Zayed Highway, Ghaf Woods aims to redefine urban living through forest-inspired, wellness-focused design.

The Capria phase introduces two residential clusters — the Wellness Community and Tranquillity Collection — targeting families and wellness-focused residents.

The new phase includes features such as spa-style pools, wellness gardens, retreat zones, and an exclusive clubhouse. Residents can choose from two interior palettes: Radiance (light) or Twilight (warm). The design draws on biophilic and WELL residential principles to promote healthier lifestyles.

Sales centre earns LEED Platinum

The Ghaf Woods Sales and Experience Centre has received LEED Platinum certification, the highest rating under the global green building system. Spanning over 7,500 square feet, the centre includes interactive AR/VR demonstrations, a 3D projection room, and sustainable design elements such as solar PV panels and energy-efficient HVAC systems.

“The LEED Platinum certification is a powerful testament to our vision for environmentally responsible communities and innovation in the built environment,” the company said in a statement.

Over 80% of the centre’s regularly occupied spaces receive natural daylight and provide outdoor views, in line with Ghaf Woods’ sustainability goals.

Community details

Ghaf Woods will offer more than 7,000 units, including one- to three-bedroom apartments and penthouses. A total of 35,000 climate-suited trees — including native Ghaf trees — will be planted across the site to reduce soil erosion and lower local temperatures by up to five degrees Celsius.

The community includes eight kilometres of walking trails, a 3.5-kilometre biking loop, fitness facilities, resort-style pools, yoga pavilions, and family gardens. It will also feature Majid Al Futtaim’s signature “Distrikt” hub, offering retail outlets and farm-to-table dining.
