Dubai-based developer Omniyat has announced that all units at its ultra-luxury commercial tower, LUMENA, have been sold out just two months after its official launch.
Launched on June 18, 2025, LUMENA is located on Sheikh Zayed Road in the Burj Khalifa district, at the intersection of Business Bay and Downtown Dubai. The project reached full sales with a total transaction value of Dhs 3.4 billion, making it the highest-selling commercial development in Business Bay to date.
The rapid sales reflect ongoing demand for premium office spaces in Dubai, particularly from ultra-high-net-worth individuals (UHNWIs) relocating to the city for its business environment and lifestyle.
Second sold-out launch
The LUMENA sellout follows the success of another Omniyat development, ENARA, which also sold out earlier in Q2 2025. Both projects highlight a rising appetite for high-end commercial real estate in the city.

Set for completion in Q4 2029, the 48-storey tower includes a wide range of luxury services and amenities tailored for executive-level professionals. Highlights include the Sky Theatre – a top-floor venue for events and forums – as well as an Executive Wellness Suite, private lounges, concierge services, and access to a members-only Business Club.
Additional wellness facilities are located on Levels 21 and 22, while a Sky Pool and six curated retail outlets on the podium will serve both tenants and visitors.
With wellness, privacy, and high-performance design central to its concept, LUMENA is positioned to set a new benchmark for commercial office environments in the region.
