A major redevelopment is set to take place at the former Dubai Zoo site in Jumeirah 1, as Shamal announced plans for a new low-rise residential and lifestyle community that pays tribute to the area’s legacy.
Residential units planned
The upcoming development will feature 90 residential units designed to reflect a blend of heritage and modern living. Located in one of Dubai’s most established neighborhoods, the project emphasizes simplicity, sustainability, and community.
Shamal stated the design will integrate open green spaces, mature trees, and walkable areas. Shared courtyards, a central park, and lifestyle amenities such as a clubhouse, wellness area, family pool, children’s play area, and gym are also planned.
Focus on heritage

Architectural firm DXB Lab is leading the design, focusing on the site’s natural character and legacy.
“Our design process began with a deep exploration of the site’s history and natural character,” said Khalid Al Najjar of DXB Lab.
“We were inspired by the organic clusters and greenery that once defined the Dubai Zoo, and we translated those elements into a geometric architectural language that feels both rooted and forward-looking.”
Project timeline
Shamal confirmed that site preparation is already complete, with construction expected to begin shortly. The location offers views of Burj Khalifa and close proximity to key city attractions, aiming to meet strong demand for high-quality residential leasing in Jumeirah.
