Arada awards Dhs2.7 billion contracts for Masaar 2 in Sharjah

Arada has awarded contracts valued at Dhs2.7 billion for the construction of Masaar 2, a major residential development in Sharjah’s Rowdat district.

The new agreements cover homebuilding, infrastructure and design for the next phase of the forested community.

Project contracts

The package includes the construction of 1,997 homes across four phases, along with recently finished enabling works, site preparation, utilities, roads and public spaces. A total of three construction firms and four consultancy firms have been appointed.

Intermass will build phases 1, 3 and 4, while Pivot Engineering & General Contracting will handle phase 2. Both companies have worked on the first Masaar master plan. The first handovers are expected in 2027, with full completion by June 2028.

Infrastructure and design

Darwish Engineering Emirates has completed the enabling works for the 10.5 million square foot site and will deliver all infrastructure, which includes amenities such as a swimmable forest lagoon and wellness-focused facilities.

Dewan Architects + Engineers served as design consultant for all four phases. CRTKL prepared the master plan concept and design, while Parsons Overseas Limited handled infrastructure design and supervision.

DAR will provide supervision consultancy services through to the planned completion of all phases in summer 2028.

Market demand

Masaar 2 launched in February and sold out within hours, recording Dhs5.6 billion in transactions. The community is designed around a central green spine with 40,000 trees and nature-focused architecture. In September, Arada introduced Masaar 3, the largest development in the series, featuring 4,000 homes across eight phases.

The wider Masaar master plan includes 3,000 homes across a 19 million square foot forested landscape. Half of the first community has already been delivered, with full completion expected by the end of 2026.
