A luxury villa in Al Barari has been leased for Dhs14 million over two years, setting a new rental record for the upscale residential community.
The deal was arranged by fäm Properties for a five-bedroom villa in The Collection at Al Barari. According to the company, the property spans 14,500 square feet and was originally purchased for Dhs54 million.
The annual rent of Dhs7 million is 46 per cent higher than the previous rental record in Al Barari, which stood at Dhs4.8 million per year, based on data from DXBinteract.
“This transaction reflects the continued depth of demand within Dubai’s ultra-prime segment, particularly for highly curated, lifestyle-driven residences where quality and exclusivity outweigh conventional market parameters,” said Firas Al Msaddi, CEO of fäm Properties.
“It underlines the strength and resilience of the market, and Dubai’s position as one of the world’s leading destinations for wealthy individuals who want this to be their home.”
Villa features
The villa sits on a 16,000-square-foot plot and includes formal and informal living spaces, a private study with lift access, landscaped gardens, a gym overlooking the pool, and a wellness pavilion.
According to the company, the tenant is a Brazilian ultra-high-net-worth individual who was looking for a property focused on privacy and wellness living.
The transaction was handled by Ana Carolina Oliveira, a Brazilian-born property advisor at fäm Properties.
The company said available rental homes in Al Barari at the time did not match the tenant’s requirements, leading to discussions with owners of high-value villas that were originally listed for sale rather than rent.
The agreement was finalised after two months of off-market negotiations with several property owners.
