DAMAC Properties has launched new offices and apartments in its DAMAC Lagoons District, a mixed-use community in Dubailand. The district combines residential, retail, and office spaces, anchored by DAMAC Mall and designed around water, culture, and community.

The development includes Piazza Roma offices and Valencia apartments. Piazza Roma offers modern office spaces ranging from 1,564 to 3,168 sq ft, with an average price of Dhs 7.4 million. The tower features 37,350 sq m of office space and 747 parking spaces.
Valencia provides Mediterranean-inspired residential units with studios starting from Dhs 725,000, one-bedroom apartments from Dhs 1.30 million, and two-bedroom units from Dhs 1.84 million. The building includes 779 units across 13 floors plus podium and ground levels.
Community and amenities
The Lagoons District is designed for walkable access between home, work, retail, and wellness facilities. Key features include an interactive digital boardwalk, floating art gallery, pop-up retail capsules, and a sensory Mall-to-Lagoon bridge leading to a Flamenco performance stage. Wellness amenities include an aqua gym, outdoor yoga, and spa areas.
The district is positioned for convenient access to key Dubai destinations, including DAMAC Mall (8 minutes), Saudi German Clinic (10 minutes), Trump International Golf Club (17 minutes), Global Village (19 minutes), and Al Maktoum Airport (30 minutes).
DAMAC Lagoons has reported gross rental yields of 9% to 11%, with secondary-market returns averaging 47% over three years and up to 69% for projects near handover. As properties shift from off-plan to fully income-producing, the district’s long-term investment fundamentals are expected to strengthen.
