B1 Properties has brokered the sale of a signature residential plot on Palm Jumeirah for Dhs 88 million, marking the highest price per square foot recorded for a plot transaction in Dubai this year, according to details released on Sunday.

Palm Jumeirah sale

The 13,579-square-foot plot is located on Palm Jumeirah, one of Dubai’s most sought-after residential areas. B1 Properties represented both the buyer and the seller in the deal, which was completed within one week from initial engagement to ownership transfer.

The transaction stands out for achieving the highest price per square foot for a plot in 2025, reflecting continued demand for limited land on the man-made island. Market interest has been driven by buyers looking to build custom luxury villas rather than purchase completed homes.

Market demand trends

Industry observers note that Palm Jumeirah plots remain scarce, with investors and end-users competing for opportunities to develop bespoke properties. Several buyers who secured plots earlier this year have already begun construction, indicating sustained confidence in the segment.

Commenting on current conditions, Babak Jafari, CEO and Founder of B1 Properties, said: “The appetite for premium plots on Palm Jumeirah remains insatiable. Clients who act decisively to secure these rare parcels are well positioned to benefit from long-term exclusivity and strong capital appreciation.”

Year-end outlook

As the year draws to a close, high-value land transactions continue to shape Dubai’s luxury real estate market, particularly on Palm Jumeirah, where supply remains limited.

“Selecting the right plot is only the first step, paired with expert consultation and a prime location, a plot becomes the foundation of a signature lifestyle investment, Babak added.

Brokers active in the segment say demand is expected to remain steady into 2026, supported by investor interest in waterfront properties and long-term capital growth in prime Dubai locations.
