OMNIYAT has announced the launch of Lumena, a high-end commercial tower set to rise on Sheikh Zayed Road in the Burj Khalifa district. The 48-storey development is planned for completion by the end of 2029 and is valued at Dhs 3.6 billion.
Prime business location
Lumena will be located at the intersection of Business Bay and Downtown Dubai, within walking distance of the Business Bay metro station. The development will offer views of Burj Khalifa, Jumeirah Beach, and other key city landmarks. It is also positioned within close reach of Dubai International Airport and other business and lifestyle hubs.
Office design and layout
The tower will include 91 shell-and-core offices across three formats: 59 standard offices, 30 half-floor units, and 2 full-floor options. Total internal space is 582,184 sq. ft., with flexible layouts, minimal columns, and high ceilings. Office areas are designed for natural light and open views, with fit-out flexibility for customisation.
Amenities and services
Planned facilities include an Executive Club, private lounges, meeting spaces, and a wellness suite. Occupants will also have access to the Sky Theatre at the tower’s top, equipped for events and forums. Other amenities include a suspended Sky Pool, wellness floors, concierge services, and over 1,000 parking spaces.
OMNIYAT said the tower will house retail, dining, and lifestyle facilities across an integrated podium, designed to serve both occupants and surrounding communities.
Sustainability certifications
Lumena aims to meet several international standards for sustainability and smart technology. These include LEED Platinum, WELL Platinum, WiredScore Platinum, and SmartScore Platinum certifications.

Public launch and preview
OMNIYAT launched Lumena at the Museum of the Future with a light and sound show on June 18. The development’s architectural model will be on public display at Studio 12, The Opus by OMNIYAT, from June 19 to 22.
