Dubai-based real estate developer OMNIYAT has announced that nearly all units in its premium commercial project, ENARA by OMNIYAT, have been sold since the development’s launch earlier this year.
Located in Marasi Bay, adjacent to the Burj Khalifa District, the tower offers high-end office spaces aimed at meeting growing demand for Grade A and ultra-luxury commercial real estate in Dubai.
High demand
ENARA includes 34 flexible office units designed with single-tenant floorplates, private lift access, high ceilings, full-height windows, and landscaped terraces. Only two units remain available in the building, which has drawn interest from global corporations, ultra-high-net-worth individuals (UHNWIs), and family offices.
According to OMNIYAT, the project comes amid a broader market trend. Grade A office rents in Dubai rose by 12% in 2024, while occupancy in high-end towers remains above 95%.
Designed for wellness and sustainability
ENARA has been designed to meet international benchmarks for sustainability and wellness. The tower is expected to achieve Platinum WELL Certification™ and LEED Platinum status. It has also secured Platinum pre-certifications from WiredScore and SmartScore for its digital infrastructure and smart building capabilities.
Smart systems throughout the building will manage lighting, air-conditioning, and other environmental controls, supporting both operational efficiency and energy savings.
Exclusive amenities
Future tenants will have access to a private members’ club, featuring fine dining, lounges, and a luxury bar. The building will also offer wellness facilities, including a spa, lap pool, sauna, steam room, and a fitness centre. A landscaped sky deck, business lounge, and events space add to the development’s lifestyle offerings.

ENARA is part of OMNIYAT’s wider development plans for Marasi Bay, which is also home to projects such as The Lana, Dorchester Collection, VELA, and VELA Viento. Another commercial tower is reportedly in the pipeline for Downtown Dubai as part of the company’s strategy to expand its ultra-luxury real estate portfolio.
