A growing number of homebuyers in Dubai are prioritizing location, community amenities, and lifestyle over price when purchasing property, new data from TownX Real Estate Development shows.
According to the developer, 63 percent of buyers now consider factors such as walkability, access to retail and dining, proximity to schools, wellness facilities, and integrated lifestyle offerings more important than cost. The findings are based on six months of customer insights, sales performance, and market trend analysis.
Buyer preferences
Haider Abduljabbar, Executive Director at TownX, said: “This is what we’ve been seeing on the ground. Today’s buyers are seeking a complete lifestyle when purchasing a property, and do not settle for the basic real estate purchase. Communities that offer strong connectivity, modern amenities, and thoughtful design are now commanding significantly more interest than properties judged solely on price.”
The data indicates strongest demand for mixed-use, master-planned communities that combine residential, retail, and leisure elements, with buyers willing to invest in developments that improve their long-term quality of life.
Market shift
TownX attributes the trend to Dubai’s maturing real estate market, where both end-users and investors increasingly value livability and community-centric environments.
“Given the realities on the ground, we’ve aligned our development strategy with these evolving expectations. Our goal is to create human-centric, accessible communities that resonate with modern homeowners offering the right mix of convenience, comfort, and value for years to come,” Abduljabbar added.
The developer manages a growing portfolio of residential and mixed-use projects across key locations in Dubai and reports continued interest from both local and international buyers drawn by the emirate’s infrastructure, economic growth, and lifestyle offerings.
