Yas Island

Yas Island recorded Dhs 7.3 billion in residential sales in the first half of 2026, as new projects strengthen its appeal as a place to live as well as a leisure destination.

Yas Island residential market attracts developers

The sales figure, reported by the Abu Dhabi Real Estate Centre (ADREC), comes as developers expand their residential offerings on and around Yas Island, adding more options for homebuyers and property investors.

Sobha Realty has entered the Abu Dhabi market with Sobha City in Al Bahiya, close to Yas Island. Manchester City Yas Residences by Ohana is being developed along Yas Canal, adjacent to the island, with its second phase building on interest in the initial launch.

Aldar is also expanding its residential portfolio on Yas Island through communities such as Yas Riva Reserve.

These projects offer different types of homes, ranging from large residential communities to branded residences and waterfront villas, increasing the range of properties available across the wider Yas corridor.

What the development means for buyers

The growing number of projects is putting greater focus on the wider area when buyers assess where to live or invest, alongside factors such as property type, pricing and location.

Nada Osman, Director of betterhomes Abu Dhabi, said: “The concentration of development on and around Yas Island reflects developers’ confidence in the area’s long-term potential and helps strengthen buyer and investor confidence. At betterhomes, we continue to see demand for well-priced ready properties, from studios to villas, showing that Yas appeals both to investors and people looking for a home today.”

For prospective residents, Yas Island combines established residential communities with leisure, retail and entertainment facilities. The wider destination is also expected to expand with planned additions including Disney Abu Dhabi and Sphere Abu Dhabi.

Yas Island’s shift towards residential living

Yas Island has established itself as a major leisure and entertainment destination in Abu Dhabi. The latest residential developments point to a broader role for the area, with more housing options emerging alongside its attractions.

The Dhs 7.3 billion in residential sales recorded during the first half of 2026 highlights the scale of market activity. Continued development across Yas Island and neighbouring areas is adding to the residential supply, although the sales figure alone does not establish how property prices or future demand will change.
