Aldar has announced the sale of an eight-bedroom mansion in the exclusive Faya Al Saadiyat community on Saadiyat Island for Dhs 400 million, setting a new record for the most expensive home ever sold in Abu Dhabi.

Record sale in Abu Dhabi

The sale highlights the ongoing strength of Abu Dhabi’s luxury real estate market, which continues to attract affluent buyers from both local and international markets.

Saadiyat Island has become a prime destination for high-net-worth individuals (HNWIs), with demand continuing to rise. Earlier this year, Aldar also recorded the sale of a penthouse at Nobu Residences for Dhs 137 million, further emphasizing the growing appeal of luxury properties in the emirate.

Saadiyat Island: Prime location

Saadiyat Island has grown into one of Abu Dhabi’s most coveted residential areas. In the first half of 2025, Aldar reported Dhs 5 billion in sales on the island, with expatriates accounting for 86% of the buyers. This includes both residents (46%) and non-residents (40%), with the majority of foreign buyers coming from Russia, France, the United Kingdom, China, and the United States.

Faya Al Saadiyat, where the mansion was sold, is located directly on the island’s pristine beachfront, offering unparalleled luxury. The property spans 6,561 square meters and features panoramic views of water and greenery, making it one of the most sought-after addresses in the region.

Luxury living redefined

The mansion’s design blends modern sophistication with the natural beauty of its surroundings. Crafted by renowned design firms 1508 London and Nordic Office Architects, the property is a prime example of bespoke living. Among its many high-end features are a private car gallery, a golf simulator, an in-house cinema, and extensive wellness and fitness suites. The property also includes direct access to one of the UAE’s most desirable beaches.

The interior design draws inspiration from Saadiyat Island’s wildlife and natural elements. It integrates indigenous materials with minimalist aesthetics, featuring Italian-made kitchens and wardrobes, bespoke joinery, and state-of-the-art appliances. Outside, a private beachfront pool is complemented by expansive recreational areas that offer views of the golf course and nearby Saadiyat Beach.

Investment-driven growth

Jonathan Emery, CEO of Aldar Development, commented: “This record transaction at Faya Al Saadiyat sets a new benchmark for luxury real estate in Abu Dhabi and underscores the strong demand for ultra-premium, beachfront homes in the emirate. Saadiyat Island continues to attract homebuyers and investors from around the world, reflecting the success of Abu Dhabi’s long-term vision and progressive government policies.”

Ghazi Saeed Al Ateibi, Executive Director at ADREC, added: “Abu Dhabi is recognized as a world-leading destination for global real estate investments, driven by growing trust in a market that is well-regulated and investor-friendly. Transactions of this scale reflect the strength of a maturing market and the effectiveness of a regulatory framework we’ve put in place.”
