Etihad Rail’s passenger service between Abu Dhabi and Dubai could influence how homebuyers and tenants assess commute times, station access and residential locations, property experts say.

Rail puts commute time into property decisions

The launch of Etihad Rail’s full passenger network could give Abu Dhabi residents another factor to consider when choosing where to live, particularly as the service connects the capital with Dubai and Al Dhaid in Sharjah.

The network expanded on September 30, 2026, three months after the first passenger route between Abu Dhabi and Fujairah began operating in June.

For the property market, the significance may extend beyond transport. With trains now operating on published schedules, travel time between communities is becoming a more measurable consideration for people comparing homes in Abu Dhabi with options elsewhere in the UAE.

Communities near stations in focus

The Abu Dhabi terminus, Mohamed Bin Zayed City Passenger Train Station, is located within an established residential area. Its presence could put greater attention on communities with convenient access to the station, particularly among residents who regularly travel between Abu Dhabi and Dubai.

Property consultancy betterhomes expects the first signs of any impact to emerge through enquiries and viewing activity rather than immediate changes in sale prices.

The company said interest could increase in communities around Mohamed Bin Zayed City and near future stations along the route.

Rents could show an earlier impact

According to betterhomes, transport access could initially have a greater effect on rental demand than property sale prices, as tenants tend to respond more quickly to changes in commuting options.

“Rail gives people certainty about the commute, and certainty is what buyers pay for. We expect to see it in rents near the stations first, with sale prices following as that demand settles in”, said Nada Osman, director of betterhomes Abu Dhabi.

For buyers and tenants, the availability of a functioning rail service also means station proximity and journey times can now be assessed against an operating timetable rather than future infrastructure plans.

More stations still to come

Etihad Rail’s passenger network is not yet complete, with additional stations expected to open through March 2027.

The full Abu Dhabi-Dubai connection marks a shift from planned infrastructure to an operating transport option, potentially adding another consideration for residents weighing location, commuting time and housing costs across the two emirates.
