Clédor, a leading real estate development management firm, has signed a strategic partnership with New York’s iconic Arthouse Hotel to launch Al Marjan Arthouse — the brand’s first residential project outside the United States.

The Dhs 400 million development will be located on the prestigious Al Marjan Island in Ras Al Khaimah.

Manhattan living comes to the UAE

This landmark collaboration brings Manhattan-inspired living to the UAE, combining bold design with exceptional investment value.

Al Marjan Arthouse will be a cornerstone in Clédor’s growing Dhs 2.1 billion project pipeline, reflecting the company’s commitment to developing high-return, design-led communities. Units are expected to average over Dhs 14 million, with projected investor returns exceeding 150%.

The agreement was officially signed at Amelia Lounge, Downtown Dubai, in the presence of Clédor Founder & Chairman Omar Gull, Arthouse’s Karim El Aqabi, Arch. Abdulla Al Abdouli, CEO of Marjan, and Islam El Dafrawy, Co-founder of Prospect.

Vision from the founder

While speaking to Dubai Newsweek on the sidelines of the signing ceremony, Clédor Founder & Chairman Omar Gull said: “Arthouse is a century-old hotel in Manhattan, known for its warmth and character — qualities that set it apart in the US hospitality market. We partnered with them to expand globally, starting with the UAE.

“Ras Al Khaimah, particularly Al Marjan Island, was the ideal location for their first international project. It’s currently an investor hotspot, with strong tourism, free zones, and the upcoming casino driving demand,” he said.

“We’re developing branded residences, fully managed by Arthouse, offering premium amenities and services such as butler-on-call, housekeeping, and short-term rental management. Our next destination will be Dubai, with plans for a project in Meydan. The UAE continues to be one of the most attractive and accessible markets for global real estate investment,” Gull added.

Arthouse on its first international expansion
