Sharjah: Masaar 3 launch sees 1,051 homes sold within hours

Arada has sold out the first two phases of Masaar 3, its latest and largest forest community development in Sharjah, just hours after their release on Sunday morning.

The 1,051 homes, valued at Dhs 3.6 billion, were fully booked shortly after sales opened at 9am.

Strong buyer interest

The rapid sellout follows a similar pattern to Masaar 2, which sold all 2,000 homes within three hours of its launch in February.

Masaar 3 forms part of a larger master plan including 4,000 villas and townhouses worth Dhs 12.5 billion. Together, the three Masaar communities will offer 9,000 homes valued at Dhs 28 billion.

Ahmed Alkhoshaibi, Group CEO of Arada, said: “The impressive sales performance of Masaar is entirely built on trust. With half of the original community already delivered, buyers know exactly what they are purchasing and the lifestyle they can expect.

“For Masaar 3, we deliberately released only two phases at launch, which meant demand far exceeded available supply. While we regret that some buyers were unable to secure a home this time, we are preparing further inventory for release in October as the next phases of Masaar 3 come to market.”

Community features

Masaar 3 covers 21 million square feet and includes eight gated neighbourhoods. A central green spine planted with over 100,000 trees links the residential areas to wellness, leisure, and retail facilities.

Amenities include a central lagoon with waterfalls, jogging and cycling tracks, padel and basketball courts, a gym, café, and a community hub with retail and food outlets. All homes come with smart systems and premium appliances as standard.

Located in Sharjah’s Rowdat district, Masaar 3 lies between Masaar 2 and a growing schools district with two large schools already open. It is near the original Masaar community, Tilal City, and Sharjah Mosque. The development has direct access to Khorfakkan Road and is close to Emirates Road (E611). Sharjah International Airport is 15 minutes away, while Dubai International Airport is 30 minutes by car.
