Al Marjan Island attracted nearly two-thirds of views for off-plan apartments in Ras Al Khaimah between March and August 2026, according to data from property portal Bayut.
The island accounted for 64.4% of all off-plan apartment views during the period, with buyers showing strong interest in waterfront and branded residential projects.
Waterfront projects lead interest
The five most-viewed off-plan apartment projects were all located on Al Marjan Island and together made up about 64% of project views.
Playa Viva was the most-viewed project, accounting for 23.2% of views, with an average advertised price of about Dhs 1.29 million. Rosso Bay Residences followed with 11.4% of views and an average price of Dhs 2.69 million.
Tonino Lamborghini Residences recorded 11% of views, while Address Residences Al Marjan Island accounted for 10%. Nikki Beach Residences completed the top five with 8.3% of views.
Across locations, Mina Al Arab accounted for 13% of off-plan apartment views, followed by RAK Central at 10% and Al Hamra Village at 4.6%.
Ready homes remain popular
Despite the strong concentration around Al Marjan Island, completed properties attracted a larger share of overall residential sales interest. Ready homes accounted for 59.4% of views on Bayut, compared with 40.6% for off-plan properties.
Al Hamra Village led views for ready apartments with 26.5%, followed closely by Al Marjan Island at 26% and Yasmin Village at 24.5%.
In the ready villa segment, Al Hamra Village accounted for 39% of views, while Mina Al Arab recorded 25%.
Bayut said the figures show different patterns in Ras Al Khaimah’s property market. Established communities continue to attract buyers looking for completed homes, while off-plan interest is more concentrated in waterfront developments and branded residential projects.
