Al Hamra has recorded the highest-value single-home sale ever completed in Ras Al Khaimah following the sale of the Sky Palace at Waldorf Astoria Residences Ras Al Khaimah for Dhs 130.06 million.
In a separate deal, the developer also sold the project’s signature penthouse for Dhs 55 million, highlighting continued demand for high-end beachfront homes in the emirate.
Record home sale
The Sky Palace transaction sets a new benchmark for residential property sales in Ras Al Khaimah. The three-level residence spans around 10,000 square feet and occupies the top floors of the beachfront tower.
The home offers views of the Arabian Gulf, Wynn Al Marjan Island and the surrounding mountains. It is designed as a one-of-a-kind residence with private living spaces across multiple levels.
Premium amenities
Owners at Waldorf Astoria Residences Ras Al Khaimah have access to private facilities on the 16th floor, including a residents’ lounge, library, cigar lounge and private cinema.
The Sky Palace also includes access to a dedicated ferry service connecting residents to Wynn Al Marjan Island, offering dining, entertainment and leisure options while maintaining residential privacy.
Penthouse transaction
The development’s signature penthouse spans approximately 6,000 square feet across the 19th and 20th floors. The unit offers 360-degree views and is designed to provide privacy within a beachfront setting.
Both properties are located within the same waterfront tower, which forms part of Al Hamra’s wider residential portfolio in Ras Al Khaimah.
Commenting on the sales, Benoy J. Kurien, Group Chief Executive Officer of Al Hamra, said: “The Sky Palace embodies our vision for luxury living in Ras Al Khaimah, where exclusivity, scale, and quality of life converge to create lasting value. This record-setting sale reflects not only the market’s confidence in the Emirate’s growth trajectory, but our belief that the most enduring investments are those that enrich how life is lived.”
The two transactions further underline Ras Al Khaimah’s growing profile in the UAE’s luxury property market, as interest in premium waterfront developments continues to rise.
