Dubai villa sells for Dhs13 million within 24 hours

 A six-bedroom villa in Arabian Ranches 1 has sold for Dhs 13 million less than 24 hours after a buyer first contacted the agent, highlighting how quickly a high-value Dubai property transaction can move when the buyer has a clear brief and the required information is readily available.

The buyer found the villa independently through Property Finder on Friday, August 28, and contacted Carly Lewis, an Arabian Ranches specialist at Eleven & Co. A viewing was arranged that same day, with the sale agreement, known as Form F, signed on Saturday, August 29.

The deal is notable because the villa had been listed since February, and an earlier transaction had nearly completed before falling through amid regional uncertainty. Several months later, the property attracted a buyer who was ready to act.

Dubai property: how the Dhs13 million deal came together

The buyer was looking specifically for a family home offering privacy and space in an established community where his children could grow up.

Rather than spending weeks moving between calls, viewings and negotiations, the buyer and agent handled the process largely by phone and WhatsApp. The buyer’s questions were answered quickly, while Lewis also provided information intended to help him assess the property’s potential.

That included examples of how the same type of villa could be renovated, as well as introductions to specialists familiar with renovating homes in Arabian Ranches.

The buyer said the speed did not mean rushing the decision.

“Finding the right home for your family isn’t something you rush, but when you see it, you know… and the trust we had in Carly, who provided the right information and connected us with the right specialists that helped us properly assess the property, all in all giving us the confidence to make an informed decision and submit an offer so quickly.”

The transaction also benefited from Lewis’ existing relationship with the seller, allowing her to manage communication between both sides and keep negotiations moving.

Why this Dubai villa sale moved so quickly

The key point is not simply that a Dhs 13 million villa sold in a day. The transaction shows the difference between finding a property and being ready to make an informed decision once the right property appears.

In this case, the buyer had already found the listing and knew the type of home he wanted. The agent’s role was then to provide the additional information and connections needed to evaluate the property, including its renovation potential.

Dubai property demand remains strong among active buyers

The transaction comes against a backdrop of continued buying interest among active property seekers.

According to Property Finder’s May-June 2026 Market Pulse, around 66% of surveyed active property seekers said they planned to buy within six months.

That figure does not mean every buyer will move at the same speed as the Arabian Ranches purchaser. It does, however, indicate that a significant proportion of people actively searching for property were working to a relatively near-term buying timeframe.
