Emaar leads Dubai property market as developers record Dhs86.8 billion in sales

Emaar recorded the highest property sales value in Dubai so far this year, while Azizi led the market in transaction volume, according to a new market analysis released by fäm Properties.

The report, based on DXBinteract data as of July 22, shows Dubai’s leading developers remained active across both the luxury and affordable housing segments.

Sales leaders

Emaar topped the market with property sales worth Dhs30.6 billion, ahead of DAMAC with Dhs16.7 billion. The developer also led the luxury segment, recording 387 transactions for properties priced above Dhs15 million, with a total value of Dhs8.4 billion.

Azizi recorded the highest number of overall residential sales with 8,411 transactions worth Dhs7.5 billion, followed by DAMAC with 6,387 deals and Emaar with 5,550.

The top 10 developers completed 36,808 residential transactions worth a combined Dhs86.8 billion.

Firas Al Msaddi, CEO of fäm Properties, said: “The fact that Dubai’s leading developers have been driving sales across both the luxury and affordable segments throughout the year is clear sign of market strength.

“This shows that demand is not concentrated in one area, and points to a healthy, diversified market with steady demand from both investors and end-users.”

Affordable homes

In the affordable housing segment, covering properties priced below Dhs2 million, Azizi led with 8,095 transactions worth Dhs6.6 billion. Binghatti ranked second with 4,268 sales worth Dhs4.5 billion, followed by DAMAC with 2,247 transactions valued at Dhs2.5 billion.

Project pipeline

Emaar also led the market in completed developments, delivering nine projects and 3,819 residential units in 2026. It currently has 150 projects under construction, the highest among developers.

DAMAC ranked second with seven completed projects, 2,591 delivered units, and 113 active projects under construction.

Reportage launched the highest number of new developments this year, with 16 projects, while also ranking among the top 10 developers in both affordable housing sales and overall residential transactions.
