Arada has opened off-plan sales for Layan, the fifth phase of its Masaar 3 forest community in Sharjah. The developer is offering 437 villas and townhouses, with most units featuring three- and four-bedroom family homes.
Community features
Layan will offer two- to five-bedroom properties, all equipped with smart home systems and premium appliances. The development is centred around a 100,000-tree green spine linking residential districts with wellness, leisure, and retail facilities. Masaar 3 comprises eight gated neighbourhoods across a 21 million square foot master plan.
Residents will have access to amenities including a swimmable central lagoon pool with landscaped waterfalls, jogging and cycling trails through woodland areas, padel and basketball courts, a gym and café, and a community hub with retail and F&B outlets. Family-focused features include an adventure playground and a duck pond.
Location and connectivity
Layan is located in Sharjah’s Rowdat suburb, near Arada’s original Masaar community, Tilal City, and Sharjah Mosque. The development sits between Masaar 2 and an emerging education district, with direct access to Khorfakkan Road and close proximity to Emirates Road (E611). Sharjah International Airport is 15 minutes away, and Dubai International Airport is around a 30-minute drive.

Sharjah’s real estate sector has started 2026 strongly, recording 7,299 transactions valued at Dhs4.6 billion during Ramadan, up from Dhs2.7 billion in the same period last year.
Project progress
Construction contracts for the first six phases of Masaar 3, including Layan, will be awarded in the next three months. More than 1,500 homes have already been delivered in Arada’s first Masaar community, with the remaining units expected by the end of the year. Masaar 2, which sold out within three hours in 2025, is scheduled for completion by mid-2028.
