Dubai South Properties has awarded a Dhs2 billion contract to Mohammed Abdulmohsin Al Kharafi & Sons LLC to develop multiple phases of the HAYAT residential community in Dubai South.
Spanning 10 million square feet, HAYAT is a master-planned development located near Al Maktoum International Airport. The project is designed as an integrated community with a focus on balanced living and wellness-oriented amenities.
The development will include around 2,500 residential units, ranging from one- to five-bedroom homes. These will consist of townhouses, semi-detached and standalone villas, mansions, apartments, and hotel apartments. The homes are planned with minimalist architecture, offering privacy and flexible living spaces.
Amenities planned
HAYAT will feature parks, walking trails, family play areas, fitness facilities, and community pools. Other elements include landscaped gardens, gathering spaces, and outdoor recreation areas.
Retail and daily needs will be supported through a community mall and retail boulevard with shops, cafés, and essential services. The master plan also includes lagoons and a community lake.
Location benefits
The project offers access to major roads such as Sheikh Mohammed bin Zayed Road and Emirates Road. It is also close to key hubs including Al Maktoum International Airport, Jebel Ali Free Zone, and Dubai South Free Zone.
Construction is expected to begin in the second quarter of 2026, with initial phases scheduled for completion by 2028.

Area development
Dubai South continues to expand its infrastructure, with facilities such as parks, sports courts, retail outlets, a 50,000 square foot hypermarket, a mosque, and a petrol station. The area is also connected by a public bus route to the Expo Metro station.
A GEMS Founders School is already operational in the area, while a 200,000 square foot mall is under development.
