Dubai’s furnished rental market is gaining momentum, with demand returning to year-on-year growth by June and renters increasingly searching for homes at more accessible budgets.
Demand rose by around 5% year on year in June, while the typical budget being searched for fell to about Dhs 82,000, pointing to growing interest in furnished homes across a wider range of price points.
Dubai furnished rental demand gains momentum
The strongest demand is concentrated in a handful of established communities, with Jumeirah Village Circle (JVC) emerging as the leading choice during the first half of 2026.
JVC recorded the largest pool of furnished-rental searches in Dubai, with a typical budget of around Dhs 75,000. Smaller homes dominate demand, with studios accounting for 32.5% of searches and one-bedroom apartments making up 54.6%.
For renters looking for a ready-to-move-in home, the figures highlight the continued appeal of compact apartments in well-established communities.
Business Bay and Downtown
Business Bay attracted a different segment of the furnished rental market, with a typical budget of around Dhs 100,000. One-bedroom apartments accounted for 53.7% of searches, while studios and two-bedroom homes each represented around 22%.
At the premium end, Downtown Dubai recorded the highest typical budget among the leading communities at around Dhs 140,000.
Unlike JVC and Business Bay, larger homes were more prominent in Downtown. Two-bedroom apartments accounted for 37.5% of searches, followed by one-bedroom homes at 36.5% and three-bedroom apartments at 14.1%.
What the figures mean for renters
The data points to a broad furnished rental market catering to different lifestyles and budgets.
JVC is attracting renters seeking more accessible options, while Business Bay offers a central location with strong demand for one-bedroom homes. Downtown appeals to renters looking for larger homes and a premium location.
Across the three communities, the common thread is demand for furnished homes that can be occupied without the need to buy and arrange furniture, making them suited to Dubai’s mobile professional population.
With demand returning to growth by June, the latest figures suggest the furnished rental segment is entering the second half of 2026 with positive momentum.
