Dubai rental market records steady activity in Q1 2026

Dubai’s rental market remained stable in the first quarter of 2026, supported by regulatory frameworks and continued economic activity, according to data released by the Dubai Land Department.

The total value of rental contracts in Q1 2026 reached Dhs32.2 billion, reflecting sustained activity in the sector. Authorities said the market continues to operate within a structured regulatory environment that supports transparency and stability.

A total of 118,385 new rental contracts were registered during the quarter, alongside 135,607 renewal contracts, indicating steady landlord–tenant engagement and consistent demand.

In a further indicator of stability, cancelled contracts fell by 25%, suggesting lower market volatility and improved rental cycle continuity.

Real estate services

The number of active real estate offices in Dubai reached 10,200, contributing to increased market efficiency and wider service access for investors and tenants.

Licensing growth

Dubai recorded 3,599 real estate licences across various activities in the sector. The most common included:

  • 1,564 licences for real estate sales and purchase brokerage
  • 928 for leasing brokerage
  • 376 for transaction follow-up services
  • 128 for real estate development

Other licensed activities include property management, real estate consultancy, mortgage brokerage, valuation services, surveying, business centres, and public real estate auctions. Authorities said this diversity reflects the expansion and integration of Dubai’s real estate service ecosystem.

Market stability

Officials noted that Dubai’s rental market continues to operate within a balanced supply and demand environment, supported by ongoing development activity and clear regulations.

They added that the sector remains a key part of Dubai’s economic structure, backed by regulatory flexibility and sustained investor confidence, helping maintain overall market stability and long-term growth prospects.
