Dubai property enquiries reached their highest monthly level since January 2024 in September 2026, as population growth and residential sales point to continued housing demand.
Dubai property market records strong demand
Property enquiries recorded by brokerage betterhomes rose sharply between March and September 2026, reaching their highest monthly total since January 2024.
The increase comes as Dubai continues to attract new residents, buyers and international investors. The emirate added more than 161,000 residents between January and July 2026, according to the figures provided by betterhomes.
Dubai’s residential property market also recorded Dhs 73.8 billion in sales during the third quarter of 2026, with more than 34,600 homes sold between July and September.
The figures highlight the scale of activity in the market as the city’s population continues to expand.
Investors are taking a more considered approach
According to betterhomes, investors are paying closer attention to the financial details of property purchases, including buying costs, expected rental yields and differences between Dubai and Abu Dhabi.
Overseas buyers are also considering currency movements and tax implications in their home countries before making investment decisions.
“The investors we’re speaking to haven’t stepped back. They’ve become more deliberate,” said Harry Martin, Head of Off-Plan and Capital Markets at betterhomes. “They want to understand the numbers and see how a property fits their long-term plans.”
Martin said Dubai’s tax environment, legal framework, population growth and approach to international investment continue to support its appeal to overseas buyers.
New property investment guide targets UAE buyers
Against this backdrop, betterhomes has introduced an interactive property investment handbook designed to help buyers assess their options in the UAE.
The personalised guide uses information supplied by investors, including their budget, preferred market and investment objectives, to provide relevant guidance.
It covers comparisons between property markets, residential communities, indicative rental yields, purchase costs and the steps involved in buying property in the UAE.
The guide is also intended to help overseas investors understand the process of purchasing property remotely.
Richard Waind, CEO of betterhomes, said: “Confidence in Dubai hasn’t shaken, but investors rightly want clarity before they commit. Our guide gives every investor information shaped around their own situation, so they can invest with confidence.”
The initiative comes as Dubai’s residential market continues to record significant sales activity alongside sustained population growth.
