Dubai CommerCity will add more than 91,000 sqm of office and commercial space from 2027 as demand from e-commerce and technology companies rises.
Dubai CommerCity expansion
Dubai CommerCity is preparing a second phase of expansion worth more than Dhs 1.8 billion, with projects scheduled for delivery between the first quarter of 2027 and the fourth quarter of 2028.
The expansion comes as occupancy across its existing office, logistics and retail spaces approaches 96%, according to the free zone.
The development is expected to increase the capacity available to companies operating in digital commerce, technology and related sectors.
New offices and commercial spaces
The Business and Social clusters will account for 86,000 sqm of the additional space.
The Business Cluster will include six new office buildings, offering shell-and-core offices, fully fitted workspaces and plug-and-play options. The buildings will be delivered in two stages, starting in Q1 2027 and Q1 2028.
The Social Cluster will add retail outlets, restaurants, cafés and other services aimed at the businesses and professionals working within Dubai CommerCity.
The remaining expansion will include new facilities in the Logistics Cluster.
New logistics facility for e-commerce
A key addition will be The Hive, a 5,600 sqm vertical logistics facility designed for digital commerce operations.
It will contain 181 flexible units starting from 5 sqm, along with 24-hour climate-controlled fulfilment areas, digitally managed loading and unloading zones and dedicated last-mile delivery facilities.
The facility will also include EV charging stations and renewable energy solutions and is being designed in line with sustainability standards aligned with LEED certification requirements.
E-commerce volumes rise
The expansion follows a significant increase in activity at Dubai CommerCity.
The number of e-commerce parcels shipped through the platform increased by 152% over the past year, while cargo volumes processed through the DCC Way transit platform rose 14% during 2025.
The figures point to increased demand for logistics and operational capacity as cross-border digital commerce grows.
Dubai CommerCity is a joint venture between the Dubai Integrated Economic Zones Authority and Wasl Group.
